Agency Booking Policies:

     To book, we send you a contract by fax or mail and we allow you five days to return the signed contract, with check or credit card authorization.   If you book and decide to cancel before sending back the contract, PLEASE LET US KNOW. 

     Every booking requires a refundable security deposit, usually of $200, plus $75 for a dog.   The cleaning fee is non-refundable.

     You may opt to pay a nonrefundable $35 "peace of mind" fee rather than the refundable security deposit.  This means we will insure you to the extent of the security deposit--so if you break a wine glass or walk through a screen door, we pay for it and we don't even contact you about it.   If you pay the refundable security deposit, we will deduct the cost of any breakage, damage, or excess cleaning fees from the deposit and return the balance to you.  Let us know at the time you make the booking if you prefer to pay the "peace of mind" fee.

     There is a 9% County tax on all rentals of less than 30 days.

     If you pay by check, your booking is secured by paying one-half the total cost of the booking, including security and dog deposits.  The balance is due 15 days before you are due to arrive.  For last minute bookings, you generally will need to overnight the total amount in a cashier's check or money order.

     If you pay by Visa or MasterCard, your card will be charged for the entire amount, minus the security deposit, at the time of the booking.  You pay the security deposit by check. 

     All payments for bookings are non-refundable unless we re-book the house, in which case there is a $35 cancellation fee.  Full refunds are available if flood warnings affecting your rental are posted within 3 days of arrival date.   Be aware that the river is too swift for boating in the winter and many docks and beaches are under water until late spring.

     Our homes are fully furnished, with kitchenware, linens, barbecue, and outdoor furniture, with an initial supply of toilet tissue and paper towels.  Bring your own beach towels and personal toiletries.  I try to keep cleaning supplies, coffee filters and trash bags, in the house, but do not guarantee require them. 

     Check-in is 3:00- 6:00 P.M.; you can arrive as late as 8 P.M. by prior arrangement.  Check-out is 11 a.m. We sometimes can be flexible about these times, but please abide by them unless we've cleared you for a different time.   The cleaning crew is likely to be on the doorstep promptly at your checkout time and you will be assessed a charge if you do not vacate on time!

     Commercial use of this home is strictly forbidden without a contract for the specific use.

     ITEMS FOR RENT:  We offer some items for rent, such as beach chairs and playpens, which guests might fine useful during their stay.  Ask about this when you make your reservation..
